
Energy class A+ in Cyprus: what it costs you, what it saves you
A+ rated homes account for less than 15% of new-build stock in Cyprus, but command a steady price premium. We dug into the build-cost delta and the actual utility-bill savings to see whether the math works for buyers.
The European Energy Performance of Buildings Directive forces every new Cypriot dwelling to be at least class B. A+ certified homes go further: they integrate solar PV, exterior thermal-break envelopes, triple glazing, mechanical ventilation with heat recovery, and (typically) a small lithium battery.
The construction delta
Across a 90 sqm two-bedroom apartment, the A+ delta versus a baseline class-B build runs €18,000–€24,000 in 2026. Most of this is solar + battery (€9,000), envelope thermal-break and triple glazing (€7,000), and the MVHR ventilation unit (€3,500).
The utility saving
A typical A+ two-bedroom unit in Limassol clocks €260–€420/year in net electricity bills (after PV credits), versus €1,400–€1,800/year for a class-B equivalent. Annual saving runs €1,100–€1,500 — the payback on the construction premium is 14–18 years.
The resale and rental edge
The payback is unflattering on bills alone, but two other effects matter: A+ units rent 7–10% above baseline class-B equivalents (younger, environmentally conscious tenants pay up), and resell at a 4–6% premium because the EPC label is a hard search filter for the next buyer.
