Limassol and Paphos are Cyprus's two most active off-plan markets for international buyers. They sit barely 70 km apart but feel like different countries. Here is how to think about the choice.

Limassol — the business capital

Limassol concentrates the island's corporate base: shipping, fintech, gaming, and professional services. The skyline has shifted dramatically since 2017, with five tower clusters now defining the seafront. Expect average asking prices around €7,500/sqm in the marina belt and €5,000/sqm in established suburbs.

Rental yields run 5–6% on two-bedroom apartments aimed at corporate tenants. The buyer profile skews toward investors with a 6–8 year horizon and a strong preference for liquid resale.

Paphos — the lifestyle market

Paphos is quieter, lower-rise, and dominated by villa product. Asking prices average €3,500/sqm for apartments and €4,200/sqm for villa-equivalent product. The buyer profile is heavily weighted toward retirees, lifestyle relocators, and remote-workers from Northern Europe.

Rental yields are typically 4–5% on long-term residential leases, but seasonal short-term yields on coastal villas can push above 7% during the May–October peak.
